1. Acceptance of Terms
By accessing or using the AI HOMES platform, including our website, mobile applications, and all associated services (collectively, the "Platform"), you acknowledge that you have read, understood, and agree to be bound by these Terms and Conditions ("Terms"). If you do not agree to these Terms, you must discontinue use of the Platform immediately.
These Terms constitute a legally binding agreement between you ("User," "you," or "your") and AI HOMES Technology LLC ("AI HOMES," "we," "us," or "our"), a company registered and operating in the United Arab Emirates.
2. Platform Description
AI HOMES is an artificial intelligence-powered real estate technology platform that connects buyers, sellers, investors, agents, agencies, and property developers across the United Arab Emirates, the Gulf Cooperation Council region, and select international markets. The Platform provides:
- Property listing aggregation and search functionalities for off-plan and resale properties
- AI-driven property recommendations and market analytics
- Agent and agency discovery and verification tools
- Developer project showcases and off-plan investment opportunities
- Market data, transaction records, and comparative analysis reports
- Communication tools between buyers, agents, and developers
The Platform acts solely as an intermediary and information provider. AI HOMES does not act as a real estate broker, agent, or advisor, and does not participate in or guarantee any property transaction.
3. User Accounts & Registration
Certain features of the Platform require you to create an account. When registering, you agree to:
- Provide accurate, current, and complete information during the registration process
- Maintain and promptly update your account information to keep it accurate and complete
- Maintain the security and confidentiality of your login credentials
- Accept responsibility for all activities that occur under your account
- Notify us immediately of any unauthorized use of your account
We reserve the right to suspend or terminate any account that we reasonably believe violates these Terms, contains false or misleading information, or is being used for fraudulent purposes.
4. Property Listings
Property listings on the Platform are provided by third-party agents, agencies, and developers. While we endeavour to ensure the accuracy of listing information, AI HOMES:
- Does not independently verify the accuracy, completeness, or reliability of any property listing, including but not limited to pricing, availability, specifications, floor plans, images, or legal status
- Makes no representations or warranties regarding the condition, legality, suitability, or value of any listed property
- Does not guarantee that any property displayed on the Platform is available for sale or lease at the advertised price or at all
- Is not responsible for any discrepancy between the listing information and the actual property
Users are strongly advised to conduct their own independent due diligence, including physical property inspections, title verification through the relevant land department, and consultation with qualified legal and financial advisors before entering into any property transaction.
5. Agent & Agency Responsibilities
Agents and agencies using the Platform agree to the following obligations:
- Hold and maintain a valid real estate broker or agent licence issued by the Real Estate Regulatory Agency (RERA) of Dubai, or the equivalent regulatory authority in their jurisdiction of operation
- Provide only truthful, accurate, and non-misleading property information and marketing materials
- Respond to buyer and investor enquiries in a timely and professional manner
- Comply with all applicable anti-money laundering (AML) regulations and know-your-customer (KYC) requirements
- Refrain from posting duplicate, misleading, or spam listings
- Not engage in any conduct that could harm the reputation or integrity of the Platform
AI HOMES reserves the right to remove listings, suspend accounts, or permanently ban agents or agencies that fail to comply with these obligations, without prior notice or liability.
6. Intellectual Property
All content, features, and functionality on the Platform, including but not limited to text, graphics, logos, icons, images, audio clips, data compilations, software, AI models, algorithms, and the overall design and layout, are the exclusive property of AI HOMES or its licensors and are protected by international copyright, trademark, patent, and other intellectual property laws.
You may not reproduce, distribute, modify, create derivative works of, publicly display, publicly perform, republish, download, store, or transmit any material from the Platform without our prior written consent, except for your own personal, non-commercial use such as viewing listings and saving favourites.
7. Privacy & Data Protection
Your use of the Platform is also governed by our Privacy Policy, which describes how we collect, use, store, and protect your personal data. By using the Platform, you consent to the data practices described in our Privacy Policy.
We are committed to protecting your personal data in accordance with the UAE Federal Decree-Law No. 45 of 2021 on the Protection of Personal Data, the DIFC Data Protection Law (Law No. 5 of 2020), and other applicable data protection regulations.
8. Limitation of Liability
To the fullest extent permitted by applicable law, AI HOMES, its directors, officers, employees, affiliates, and agents shall not be liable for:
- Any indirect, incidental, special, consequential, or punitive damages arising out of or related to your use of the Platform
- Any loss or damage resulting from reliance on information provided through the Platform, including property listings, market data, analytics, or AI-generated recommendations
- Any transaction disputes between users, agents, agencies, or developers facilitated through the Platform
- Any loss of data, profits, revenue, business opportunities, or goodwill
- Any interruption, delay, or failure of the Platform due to technical issues, maintenance, or circumstances beyond our reasonable control
In no event shall our total aggregate liability exceed the amount you have paid to AI HOMES, if any, in the twelve (12) months preceding the event giving rise to the claim.
9. Dispute Resolution
These Terms shall be governed by and construed in accordance with the laws of the United Arab Emirates as applied in the Emirate of Dubai, without regard to its conflict of law provisions.
Any dispute, controversy, or claim arising out of or in connection with these Terms, or the breach, termination, or invalidity thereof, shall first be attempted to be resolved through good-faith negotiation between the parties for a period of thirty (30) days. If the dispute cannot be resolved through negotiation, it shall be referred to and finally resolved by the courts of Dubai, United Arab Emirates, which shall have exclusive jurisdiction.
10. Modifications to Terms
AI HOMES reserves the right to modify, amend, or update these Terms at any time, at our sole discretion. Any changes will be effective immediately upon posting the revised Terms on the Platform, with the "Last updated" date revised accordingly.
Your continued use of the Platform after any modifications to these Terms constitutes your acceptance of the revised Terms. We encourage you to review these Terms periodically to stay informed of any changes.
